If you’re a landlord, you’re probably incredibly busy. And, the longer your house or commercial property sits empty, the more money that comes out of your pocket. As a result, you want to do everything you can to get a tenant ASAP.

But that doesn’t mean you can cut corners!
Instead, you need to make sure each and every tenant screening report you get includes these 2 things. Otherwise, it’s worthless!

1. A detailed analysis of your potential tenant’s credit report

Going through a tenant credit report is the closest thing you’re going to get to a crystal ball. After all, what better way is there to predict whether or not you’re going to receive a rent check every month than to take a look at a tenant credit history? That way, you’ll have some insight as to how seriously your potential tenant takes his financial responsibilities. You’ll also be able to see if he’s ever been evicted before. (hint: if he has, that’s a giant red flag!)

A tenant credit history will also tell you what kind of debts this person has racked up. If you think his other debts don’t matter, think again! After all, who’s to say he won’t decide to pay off his giant credit card bill, instead of paying his rent one month – or that he won’t suddenly choose to start paying back his student loans, instead of paying you?

Bottom line – if you don’t take a long, detailed look at a tenant credit report before you rent your property to someone, you deserve what you get!

2. A comprehensive tenant background check
As important as it is to find a tenant who’s going to pay you on time every month, it’s also important to find a tenant who’s going to keep your property out of harm’s way.

Think of it this way – would you feel comfortable renting your home to someone with a history of selling drugs? How do you know he’s not selling drugs out of your home?

Or, if you live near an elementary school, would you be willing to rent your home to a registered sex offender? Of course not!

But you’ll never know these things unless you run a tenant background check.

Remember, though, in some states you may not be able to turn down an applicant solely because of his criminal history. You’ll have to check with an attorney to make sure you’re following the letter of the law.
